Pine Mountain Club
Pine Mountain is a planned 4-season community developed in the early
70’s.
It is located in a secluded beautifully wooded valley situated
in the shadows
of Mt. Pinos, Mt. Abel, and Saw Mill Mountain. The
Village is located at an elevation of 5500 feet with homes and
cabins winding along paved roads up
to just about 7000 feet.
The private community of Pine Mountain is virtually surrounded by
the
million plus acres of Los Padres National Forest. Pine Mountain
covers 3200 acres, 1000 of which are subdivided into approximately
3000 lots. Presently,
it is 2/3’s built with full time and vacation
homes of all sizes and shapes.
The remaining 2200 acres are permanently set aside as an open space for
the enjoyment of the property owners and their guests. Because of
the creative design and preservation of the large amount of open spaces by the developer, many of the homes have magnificent views
and a prevailing feeling of privacy, although a good
neighbor is usually only a holler away.
All homes and lots are now individually owned but re-sales are
available. All new property owners become members of the Property
Owner’s Association. The association provides all road maintenance,
including snow plowing, for the 45 miles of paved roads. The
association also provides 24-hour security, garbage disposal and
many other necessary functions. They also maintain and upgrade all
of the recreation facilities: club house, golf course, pro shop,
tennis courts, swimming pool, equestrian center, village park,
fishing pond, hiking trails, and much more.

The rustic Pine Mountain Village provides many basic services -
grocery and hardware store, restaurants, Laundromat, lodging, gas and auto repair, video rentals, bakery, fitness center, gifts,
antiques, and of course our real estate office.

Cuddy Valley
Especially in the early morning hours and just after a snowfall, the
beauty of this valley is indescribable. It is best viewed as
tranquil rolling hills, grassy meadows, panoramic views, and
towering mountains covered by pines. Horses, cows, and deer far
outnumber the human population. Small working farms, ranches, and
homes all on a minimum of five acres are connected by winding dirt
roads. Homes and acreage in various amounts are occasionally
available for re-sale.
Pinon Pines
Located in Cuddy Valley, yet with a distinctly less rural feeling
than the community of Cuddy Valley. Pinon Pines
is a small planned development with paved roads. A few good-sized
lots and existing homes are usually available for re-sale.
Lake of the Woods
Located just 7 miles from I-5 this community is a favorite for
commuters. Unfortunately, the lake is long gone but the stunning mountain views remain. All the streets in Lake of the Woods are
paved and maintained by the county. Services available: grocery store, gas, fitness center, ski rental, JC Penny catalog store, and
restaurants. Homes and lots are available for re-sale.
Lockwood Valley
The largest and most rural of our communities but also the most
under populated. If you are looking for privacy and seclusion, yet not too far from civilization, Lockwood Valley may be the place for
you. We promise you will quickly forget that you are just
an hour or so from Los Angeles. Generally, there are a few homes
with acreage for sale. Mostly however, only undeveloped acreage from two to 100’s is for sale.
Frazier Park
Just 3 miles off of I-5, Frazier Park is an old mountain town with
some homes over 100 years old. This community is the most populated on the mountain. The largest grocery and hardware stores are located in Frazier
Park, as well as many other services including the county library,
a pharmacy, and a medical facility.
Lebec (Los Padres Estates, O’Neill Canyon, Digier Canyon)
Located along I-5 and up into the canyons. Lebec is the home of the
Tejon ranch Corporation and Ft. Tejon State Park. Services are the
typical freeway exit variety. Acreage and a few homes are available
for re-sale in these areas.
