Selling Your Existing Home and Purchasing a New One
It’s a good idea to place your house on the market as far in advance
as possible when purchasing a new one. If you find your new home
first and then try to sell your present house you may wind up with
two mortgages. If this happens, there is a special loan to cover you
called a "bridge" loan, but this can prove to be expensive.
A more common option is to submit an offer for your new home,
contingent on the successful sale and closure of your existing
house. Although a contingency weakens your offer, especially in a
sellers market, and could cause you to lose out on your new
property, it is frequently a better choice than the risk of having
to pay two mortgages.
Keep in mind that when people move, sell, and buy, there is usually
a domino effect. Closing and moving dates have to be carefully
coordinated and we monitor these dates very closely.
Selling a Vacation Home
Selling a vacation property is not all that different from selling a
full-time home. The biggest difference is that generally the seller
is not in the area. So, it is especially important to select responsible
agents. As you know, the winter months can cause serious damage if
your house is not shut down properly.

For a vacation home that is on the market, it is important to leave
your electricity on. We also encourage our clients to leave their
water on. Buyers frequently have small children with them that
may need to instantly use the "potty". Of course, we know that the
water must be turned off during the winter months. If at all
possible, heat should be left on during the winter months; it is
hard for potential buyers to visualize themselves living in a
freezing house. Houses with the heat on, also seem to smell better
and are therefore more inviting.
Also, if you are comfortable, leave the drapes and/or blinds open.
It distracts from the showing of your house to have to spend time opening and closing blinds.
It is a much greater selling feature to open the front door and to
see our magnificent views.
Make sure that the air in you house stays fresh. Homes take on
orders when they are closed-up. Try some of those plug-in products
that are on the market.
Last but not least, keep the landscaping looking good. Especially on
a holiday weekend, that may mean agreeing to having snow shoveled in
the winter.
